PJ Portfolio

9,504-Unit Sun Belt Multifamily Portfolio · 2012–2022

Investment Thesis

A contrarian, patient-capital bet on Sun Belt multifamily — taken years before institutional capital crowded the trade. Acquired a broken portfolio out of bankruptcy at a steep basis, with a plan to execute a decade-long operational turnaround.

Why It Worked

01

Distressed entry

Bankruptcy acquisition at a steep basis

02

Scale as a moat

9,500 units too complex for most buyers

03

Capital efficiency

$29MM equity controlling $527MM all-in basis

04

Pre-consensus geography

Sun Belt before institutional crowding

The Situation

Why This Deal Was Rare

Distressed assets at this scale rarely trade. Large portfolios typically transact stabilized; small deals trade distressed. Here, both conditions coexisted — a forced seller in Chapter 11 with a portfolio too operationally complex for most buyers to underwrite. Capital flexibility, conviction, and operating capability were required under one roof.

Capital Structure

$29MM equity / $527MM all-in basis

An ~18:1 capital ratio implied a highly favorable, lender-driven restructuring at entry. Asymmetric downside protection at acquisition meant modest asset-level appreciation could translate into outsized equity returns — before any operational lift.
